Rent Payments

Refer to the Payments section in your lease for detailed information.

Rent due date

Rent is due on the 1st of the month unless otherwise noted. After the 5th, rent is considered late, and tenant will be charged a 5% late fee.

Please note: Black Rock Management does not pick up rent. It is the tenant's responsibility to have their rent payment in by any of the above methods on time.

Maintenance

Black Rock Management is committed to providing you with a safe and enjoyable living environment. We are happy to make repairs as needed in order to keep your home in such condition.

Calling after hours?

If it is after regular business hours, it will be forwarded to the on-call maintenance person. If no one answers, please leave a clear message and someone will return your call. You may also email your maintenance requests to: eric@blackrockbaltimore.com

Fees and Repairs

If maintenance is requested and the repair is found to be a non-issue or something directly caused by the tenant, the tenant will be charged for the trip fee as well as the repair. If maintenance is not able to gain access to the property, tenant will be charged a trip fee.

Utilities

Tenant is responsible for putting utilities (excluding water) in your name for billing, prior to you moving into the property. Unless otherwise indicated, tenants are responsible for all utilities (including water). When we receive the water bill, we will pay it, and then send you a bill for the amount owed. If water bills go unpaid by Tenant, we will pursue rent court action for unpaid utilities. If any mail is sent to the property under the Owner’s name from the State of Maryland or Baltimore City/County, please forward to our office immediately.

If you have any leaking faucets, running toilets, etc please notify us for repairs. This can increase your water bill significantly.

Filters and Batteries

It is the responsibility of the Tenant to change the furnace filter every three months. One of the most common causes of no or low air flow is due to old and clogged filters.

It is also the responsibility of the Tenant to periodically check the smoke detectors/carbon monoxide detectors. Tampering with smoke and/or carbon monoxide detectors is prohibited and will result in charges to your account. If you believe your detector is not working properly, please contact Black Rock Management.

Emergency

Fire, Police or Medical emergency, DIAL 911.
Gas Leaks – Call BGE at 1-800-685-0123
No heat or hot water – call Black Rock Management
Broken water line – Shut off water immediately and call BBlack Rock Management
Break ins – Call the Police and then call Black Rock Management
